Procedures for Building in Whispering Hills

If you are a contractor intending to build within Whispering Hills, the architectural plans must be submitted for approval prior to any actual construction begins. The Property Owner's Association now charges a one time, non-refundable fee of $100.00 to be submitted along with the plans. To ensure a no hassle process, we recommend you read the following items to assist you in meeting our minimum requirements.

2. General minimums for construction are:
    a. Minimum of 1,100 square feet in size.
    b. No less than 25% masonry -- hardy plank and exposed foundation does not meet the minimum requirement.
    c. Building must be no closer than 50 feet from the front property line and no less than 5 feet from the side.

3. Only the WHPOA Architectural Control Board has authority to approve plans.

4. Builders/Property owners must submit full set of blueprints to WHPOA, PO Box 580, Spring Branch, TX 78070.

5. Blueprint plans and builder/resident transmittal letter of instructions must, as a minimum, contain:
    a. Lot and Street address in Whispering Hills.
    b. To whom we can communicate if there are questions and to whom is the approval or disapproval notice to be sent.
    c. The location of proposed house site as it will be situated on the lot.
    d. The floor plan dimensions.
    e. Drawings showing front, rear and side elevations with exterior finishes to be clearly identified and labeled.

6. Enclose a $100.00 (non-refundable) check payable to WHPOA for an Architectural Review Fee.

7. If these conditions are met and there are no disputes or questions regarding our deed criteria, you can generally expect approval to be granted within two business weeks.

The Whispering Hills Property Owners Association will assess an additional $500.00 charge for builders who fail to obtain written authorization prior to laying the foundation.
